Little Dinham Holiday Park – Owner Rules & Guidelines

Welcome to Little Dinham Holiday Park! To ensure a safe, peaceful, and enjoyable environment for all owners, guests, and visitors, we ask that the
following rules are followed at all times. If you allow friends or family to use your caravan, you are responsible for ensuring they follow all park rules.

1. General Conduct

  • Respect fellow owners, staff, and guests.
  • Keep noise to a minimum between 10:00pm and 8:30am.
  • No antisocial, aggressive, or abusive behaviour will be tolerated.
  • No groups of single-sex parties or unaccompanied young people are accepted on park.
  • Any concerns relating to guest or visitor stays should be raised directly with the

  • Little Dinham Holiday Park reserves the right to amend or update park rules and policies where reasonably necessary for the management, safety, or operation of the park.

2. Use of Lodges / Caravans

  • Holiday use only – no permanent residence.
  • Private letting is only permitted to friends and family. Online advertising (e.g. Airbnb, Booking.com, Facebook Marketplace) is strictly prohibited. Letting permission remains entirely at the park’s discretion and may be withdrawn where necessary.
  • Number of guests must not exceed the bedroom capacity of the lodge or caravan.
  • Caravans and lodges must not be used for any commercial, business, or trading activity.
  • Guests must be informed of park rules, including:
    • No electric kettles, fan heaters, oil heaters, or other high-power appliances. The park’s electrical infrastructure is not designed for excessive electrical loads and use of these items may cause serious damage.

3. Guests, Visitors & Parking

  • Owners are fully responsible for the conduct of any guests they invite to the park.
  • Guests must be made aware of all park rules before arrival.
  • A completed guest booking form must be submitted a minimum of 7 days prior to all stays.
  • Each caravan/lodge has a dedicated parking space. No overflow or additional parking is available. Guests must park within their allocated space.
  • No campervans, commercial vehicles, or large vans are permitted without prior written permission.
  • Outside visitors are not permitted to use the swimming pool or park facilities.
  • Owners may be held liable for any damage, nuisance or non-compliance caused by their guests.

4. Pets

  • Pets must be declared in advance where letting is permitted.
  • Dogs must not be left unattended in any accommodation and must always be on a lead around the park.
  • Dogs may be walked along the estuary and lower field (please note: this area is tidal and outside of park boundaries).
  • Dogs that cause repeated disturbance, including excessive barking or aggressive behaviour, may be required to leave the park.

5. Vehicles, EV Charging & Speed Limits

  • The speed limit throughout the park is 5mph.
  • No vehicle washing or mechanical repairs may be carried out on site.
  • Electric and hybrid vehicles may only be charged using the designated EV charging points located by the house.
  • Charging from caravans, lodges, extension leads, external sockets, or any non-approved electrical supply is strictly prohibited.
  • The EV charging bays are reserved exclusively for electric vehicles actively charging and must not be used for general parking.
  • Little Dinham Holiday Park reserves the right to recover electricity costs or restrict access where unauthorised charging takes place.

6. Maintenance & Appearance

  • No pruning, removal, or alterations to your pitch, caravan, or lodge without prior approval.
  • Washing lines are not permitted – please use the on-site laundry facilities.
  • Small plastic storage units are permitted; sheds are not allowed.
  • Units must be kept clean, tidy, and well maintained at all times.
  • Contractors are only permitted on park with prior written permission.
  • All decking, external lighting, patios, satellite dishes, or similar additions require prior written approval.
  • No fencing or landscaping changes may be made without written consent.

7. Caravan / Lodge Sales & Transfers

  • No caravan or lodge may be sold, assigned, or transferred on park without the prior written approval of Little Dinham Holiday Park.
  • All proposed purchasers must be approved by park management before any sale is completed.
  • Commission and administration charges apply to all on-park sales and transfers in accordance with the current park sales policy.
  • Any outstanding balances, pitch fees, utility charges, commissions, or other monies owed to the park must be settled in full before any sale or transfer can be completed.
  • To help maintain the overall standard and appearance of the park, caravans over 10 years of age are not be eligible for onward sale on park.
    Following expiry of the original licence term, a rolling annual licence may be offered at the discretion of park management. Renewal will be reviewed annually and may take into account the caravan’s age, condition, appearance, and the future development plans of the park.

8. Swimming Pool Rules

  • The swimming pool is strictly for the use of guests listed on a booking form and staying on park.
  • External visitors (i.e. individuals not staying on park) must not be invited to use the swimming pool or facilities under any circumstances.
  • Children under 16 must be supervised by an adult at all times.
  • Pool access codes must not be shared. Solo swimming is not permitted.
  • No food, drink, glass, or pets are permitted within the pool area.
  • Do not leave pool doors open. Please close them after use.
  • If the pool is busy, please return later.
  • We reserve the right to close the pool at any time for maintenance, safety, or operational reasons.
  • Pool use is not covered by insurance for anyone not listed on a valid booking form.

9. Waste & Utilities

  • Use designated bins for general waste and recycling only.
  • Do not leave rubbish outside caravans/lodges or in non-approved areas.
  • Furniture, appliances, renovation waste, packaging, or bulky items must not be disposed of using park bins and must be removed from site.
  • Turn off electricity, water, and refrigerators when leaving your accommodation. Service charges may apply where utilities are left running unnecessarily.
  • Please ensure only toilet paper is flushed down toilets. Blockages to the treatment plant caused by misuse may result in repair charges.
  • No alterations to the park’s electrical, waste, gas, or water systems are permitted.
  • Owners must promptly report any leaks, electrical faults, gas issues, or damage which may affect neighbouring units or park infrastructure.
  • Tampering with utility meters, electrical equipment, gas systems, or park infrastructure is strictly prohibited.

10. Quiet Hours

  • Please be respectful of neighbouring owners and guests during evening hours.
  • Noise must be kept to a minimum after 9:00pm.
  • Radios, televisions, music, and conversations must not disturb neighbouring units.
  • The park should remain quiet and peaceful during late evening and night-time hours.
  • If asked to reduce noise, please do so respectfully and immediately.
  • Please report any significant noise disturbances to the park office promptly.

11. Force Majeure

  • Little Dinham Holiday Park shall not be liable for interruptions, closures, cancellations, or changes resulting from events outside of its reasonable control including weather, utility failures, illness, government restrictions, or other unforeseen circumstances.

12. Facility Availability

  • While we aim to keep all amenities and facilities available, closures may occasionally occur for maintenance, staffing, operational, or safety reasons without compensation.

13. Estuary Access

  • Estuary access is entirely at your own risk.
  • This is a natural tidal environment and no safety barriers or supervision are provided.
  • Children must be supervised at all times.
  • Please respect the surrounding wildlife, environment, and neighbouring landowners.

14. Right of Entry

  • Little Dinham Holiday Park reserves the right to enter caravans/lodges for maintenance, inspection, emergency, safety, or utility-related purposes where reasonably necessary.

15. Liability

  • Owners and guests stay and use facilities entirely at their own risk.
  • Little Dinham Holiday Park shall not be liable for loss, theft, damage, or injury except where caused directly by proven negligence.

16. Alternative Accommodation

  • Tents, motorhomes, roof tents, campervans, or any alternative accommodation are not permitted on park.

17. Wi-Fi Usage

  • Wi-Fi is provided free of charge for casual browsing and streaming use only.
  • The service may be subject to outages, reduced speeds, or limited coverage in some areas.
  • Guests must not use the Wi-Fi service for illegal, harmful, offensive, or inappropriate activities.
  • Any misuse of the Wi-Fi service may result in access being restricted or withdrawn.

18. Gas And Insurance

  • Every caravan and lodge is required to hold a valid gas safety certificate.
  • Every caravan and lodge must maintain valid insurance cover at all times.
  • Where owners choose not to use the park’s nominated insurance provider, an administration fee may apply.
  • Gas bottle replacements are carried out as part of scheduled gas rounds. Owners are responsible for monitoring gas levels and submitting replacement requests in advance using the Owners Portal.
  • All caravans are fitted with automatic changeover regulators designed to indicate when one bottle has emptied and the system has switched to the
    reserve bottle.
  • Same-day or emergency gas bottle call-outs are not included within standard park services.
  • Where both bottles have been allowed to run empty and a same-day replacement is requested outside of the scheduled gas round, a £10 + VAT call-out charge will apply.
  • While we will always try to assist where reasonably possible, same-day gas deliveries cannot be guaranteed.

19. BBQ & Fire Safety

  • Open fires, fire pits, incinerators, and Chinese lanterns are strictly prohibited.
  • BBQs must be raised off the ground and must never be left unattended.
  • BBQs must be positioned safely away from decking, caravans, lodges, and combustible materials.

20. CCTV

  • CCTV operates in communal areas throughout the park for safety, security, and crime prevention purposes.

21. Drones

  • Drones or unmanned aerial devices may not be used on park without prior written permission from management.

22. Season Start / End

  • The park is open from 1st April to 31st October unless otherwise advised in writing.
  • Use of caravans and lodges is not permitted outside of the official season dates.
  • Arrival and departure must correspond with the official park opening and closing dates.

By using your accommodation at Little Dinham Holiday Park, you, and any guests, agree to these rules and terms.
Failure to comply may result in termination of your license agreement and removal from the park without refund or compensation.
