Owners’ Terms and Conditions
Welcome to Little Dinham Holiday Park!
To ensure a safe, peaceful, and enjoyable environment for all owners, guests, and visitors, we ask that the following rules are followed at all times. If you allow friends or family to use your caravan, you are responsible for ensuring they follow all park rules.
1. General Conduct
- Respect fellow owners, staff, and guests.
- Keep noise to a minimum between 10:00pm and 8:30am.
- No antisocial, aggressive, or abusive behaviour will be tolerated.
- No groups of single-sex parties or unaccompanied young people are accepted on park.
- Any feedback regarding guest/visitors stay should be directed through you as the owner. Publicly posting negative reviews online about Little Dinham for the experience of a guest using your private caravan is not permitted. Please contact the park office directly if concerns arise.
2. Use of Caravans
- Holiday use only – no permanent residence.
- Private letting is only permitted to friends and family. Online advertising (e.g. Airbnb, Booking.com, Facebook Marketplace) is strictly prohibited. Letting your caravan is permitted at the park’s discretion and can be withdrawn at any time.
- Number of guests must not exceed the bedroom capacity of the lodge or caravan.
- Guests must be informed of park rules, including:
- No electric kettles or heaters – the park’s electrical infrastructure is not designed for high-power appliances. Use of these items can cause serious damage and must not be brought onto park.

3. Guests, Visitors & Parking
- Owners are fully responsible for the conduct of any guests they invite to the park.
- Guests must be made aware of all park rules before arrival.
- A completed guest booking form must be submitted in advance of all stays.
- Each caravan/lodge has a dedicated parking space. No overflow or additional parking is available. Guests must park within their allocated space.
- No campervans, commercial vehicles, or large vans permitted.
- Outside visitors are not permitted to use the swimming pool or park facilities.
- Owners may be held liable for any damage, nuisance or non-compliance caused by their guests.
4. Pets
- Pets must be declared in advance (if letting).
- Dogs must not be left unattended in any accommodation and must always be on a lead around the park.
- Dogs may be walked along the estuary and lower field (note: this area is tidal and outside of park bounds).
- Dogs that cause repeated disturbance (e.g. barking, aggression) may be asked to leave the park.
5. Vehicles & Speed Limits
- Speed limit is 5mph throughout the park.
- No vehicle washing or mechanical repairs on site.
6. Maintenance & Appearance
- No pruning, removal or alterations to your pitch or van without approval.
- Washing lines are not permitted – please use the on-site laundry.
- Small plastic storage units are allowed; sheds are not.
- Units must be kept clean, tidy and well maintained.
- Contractors are only permitted on park with prior written permission.
- All decking, external lighting, patios, or satellite dishes require prior written approval.
- No fencing or landscaping changes may be made without consent.
7. Swimming Pool Rules
- The pool is strictly for the use of guests who are listed on a booking form and staying on park.
- External visitors (i.e. people not staying on park) must not be invited to use the pool or facilities by owners or guests under any circumstances.
- Children under 16 must be supervised by an adult at all times.
- Do not share pool access codes. Solo swimming is not allowed.
- No food, drink, glass, or pets in the pool area.
- Do not leave pool doors open. close after use.
- If the pool is busy, please return later.
- We reserve the right to close the pool at any time for any reason.
- Pool use is not covered by insurance for anyone not listed on a booking form.
8. Waste & Utilities
- Use designated bins for general waste and recycling.
- Do not leave rubbish outside lodges/caravans or in non-approved areas.
- Items such as furniture, appliances, packaging, or renovation waste must not be left on park and must be disposed of off-site. Local waste centres are available. Please do not use the general waste bins for disposal of these items.
- Turn off electric, fridge and water when leaving. Daily service charges apply if left on.
- Please insure only toilet paper is flushed down the toilets as our treatment plant will block resulting in a charge for repairs.
- No alterations to the parks electric, waste or water supply is permitted.
9. Quiet Hours
- No gathering or roaming in groups after dusk.
- Absolute quietness from 9:00pm.
- Park-wide curfew at 10:00pm.
- Radios, TVs etc. must be inaudible to neighbours.
- If asked to reduce noise, please do so respectfully.
- Please report any noise disturbances to the park office promptly.
10. Force Majeure
- Little Dinham is not liable for changes or cancellations due to weather, illness, government rules, utility failure, etc.
11. Facility Availability
- While we aim to keep all amenities open, closures due to maintenance or staffing may occur without notice or compensation.
12. Estuary Access
- Use at your own risk.
- This is a natural tidal habitat – no safety cover is provided.
- Children must be supervised at all times.
- Please respect the local wildlife and environment..
13. Right of Entry
- We reserve the right to enter your accommodation for maintenance, inspection or safety reasons..
14. Liability
- Owners and guests stay at their own risk.
- Little Dinham is not liable for loss, damage or injury unless caused by proven negligence.
15. Alternative Accommodation
- No tents, motorhomes, roof tents, or alternate accommodation are permitted on park
16. Wi-Fi Usage
- Wi-Fi is provided free of charge for casual use such as browsing and streaming.
- The service may be subject to slow speeds, outages or limited coverage in some areas
- Guests must not use the Wi-Fi connection for any illegal, harmful, or inappropriate activities.
- Any misuse of the Wi-Fi may result in access being withdrawn.
17. Gas And Insurance
- Every caravan/lodge is required to have a valid gas test certificate
- We do not offer same day gas deliveries. Please ensure you check your gas weekly. If you have an empty bottle, please book in for a replacement. This can take up to 7 days.
- Every caravan/lodge needs a valid insurance. If you do not use the park insurance provider, an admin fee is charged.
18. BBQ, Fire Safety
- Open fires, fire pits, and Chinese lanterns are prohibited
- BBQs must be raised off the ground and not left unattended
19. CCTV
- CCTV is in operation in communal areas for security and safety
20. Season Start/End
- The park is open from 1st April to 31st October (unless otherwise stated). Use of caravans/lodges is not permitted outside of these dates. Arrival and departure must correspond with the official park opening and closing days.
By using your accommodation at Little Dinham Holiday Park, you, and any guests, agree to these rules and terms.
Failure to comply may result in termination of your license agreement and removal from the park without refund or compensation.
